How we sold Caulfield
This didn't happen by accident.
Every home gets put on the MLS and Zillow. That's the default. Here's what we did on top of it, and why our sellers walked away with $106,000 more than their asking price.
Staged, photographed and priced with a plan
We staged the home and had it professionally photographed so it looked its best online and in person. Then we set a pricing strategy built to bring buyers through the door and create competition.
Opened the doors to the neighborhood
One weekend of open houses, Saturday and Sunday, with a complimentary custom espresso coffee cart on Saturday. We made it an event, and buyers showed up.
We built our own marketing campaign
We don't list a home and let Zillow do the work. For Caulfield, we produced a custom property video and ran our own social ads, putting the home in front of local buyers who weren't scrolling Zillow that day.
Turned demand into leverage
With that much interest, our sellers weren't stuck with one buyer's terms. We helped them compare five offers side by side, looking past the price to terms, financing strength, and who was most likely to close.
Protected them all the way to closing
Throughout escrow, we stay involved, communicate consistently and work to protect our sellers' time, goals and bottom line. That hands-on representation kept this sale on track through closing, and that steady guidance matters when unexpected questions or important decisions come up.
